Slip hazards first
Safe surfaces first. Presentation always.
For working sites where safety, access and presentation all matter. $20 million public liability, documented SWMS, Working at Heights certified and police-checked — on a schedule you never have to chase.
Certificate of currency, SWMS and certifications go out with the quote, not on request — before you've committed to anything.
The difference that matters
On a working site, the contractor cleaning your exterior is part of your safety and compliance picture, not just your presentation. Trucks are moving. Staff are on foot. Customers are at the door.
Algae and lichen on a shaded walkway, a stair tread or a pool surround is not untidy — it is a slip hazard, and the liability sits with the site owner.
Toowoomba sits about 700 metres up on the Great Dividing Range. Fog, heavy dew and cool nights mean algae and lichen take hold on shaded walkways far faster here than on the coast. Red Ferrosol soil stains the concrete orange on top of it. That is why commercial exterior cleaning here is a scheduled job, not a once-off.
Access & compliance
The highest-value exterior cleaning on an operational site is often the least glamorous — and it is exactly what a lot of contractors skip.
On site

In their words
“We use TopWash on several of our commercial sites in the Toowoomba region every month. We have many OH&S and compliance requirements and they are always completed to a high standard.”

Who we already do this for
Retail, offices and medical suites, childcare and schools, strata and body corporate, industrial, hospitality, short-stay accommodation and real estate agency rent rolls.
Operational sites are normal territory. Live vehicle movements, hard stands, fire access requirements, contractor inductions and sign in and out. So is common property for strata and body corporate, and childcare and schools, where Blue Card holders attend.
Beyond the safety work
Alongside the slip-hazard and compliance work, every visit keeps the whole property sharp.
Also on the scope
One contractor, the whole exterior
One contractor for the whole exterior. Shopfronts and entries, car parks and hard stands, awnings, signage and facades, common property and walkways, bin bays and loading docks, commercial glass and industrial sheds. One point of contact, one schedule, one set of paperwork. See pressure cleaning and window cleaning.
Add any of this to your scheduled site visits — annually, seasonally, or ahead of an inspection. It goes on the same run sheet and the same invoice cycle.
On your site
Your site's safety record should not be put at risk by the people cleaning it. On every commercial site our crew works to proper standards as a matter of course.
$20 million public liability on commercial sites. Working at Heights certified for any work off the ground. Site-specific PPE — safety boots, safety glasses, hearing protection, long shirt and long pants.
We work to a documented SWMS, signed by every worker on site and reviewed annually. White Card, police-checked crew, contractor inductions, permit systems, sign in and out, traffic management and contractor management portal registration are all normal territory. Blue Card holders attend childcare and school sites. Full detail is on our compliance and insurance page.
Documentation with the quote
Certificates of currency, SWMS and licence documentation available on request for property managers, facility managers, body corporates and strata committees.
Reliability
Commercial sites fail when visits get missed and standards quietly slip. Every commercial client runs on job-management software that keeps the schedule tight.
Recurring schedule — your site sits in a repeating cycle, so visits never get skipped or forgotten. Outside trading hours — early, late or overnight is the default, not a favour. Notification before we arrive, not silence. Itemised invoicing per site, with rate schedules for multi-site operators.
On equipment, commercial sites get surface cleaners for large areas of concrete and asphalt, hot water and degreasers for bin bays and loading docks, soft wash at the right pressure for render, cladding and sign faces, and water-fed pole systems for glass at height. The right set-up for a compact office frontage or a sprawling industrial hard stand.
Documentation
If you are accountable to a committee, a board, an auditor or a head office, the records matter as much as the work. Here is what goes out with every quote and every job.

Specialist sectors
Most commercial exterior cleaning follows the same pattern. These two do not — they carry documentation and clearance requirements that change how the job runs, so they have their own pages.
Pricing
Every commercial quote starts with a site inspection. We quote per job or per scheduled visit, in advance, never hourly. The price reflects the area and the surface; how often you need us; how much is slip-hazard remediation versus presentation; site requirements such as inductions, permits, traffic management or out-of-hours access; and runoff containment on degreasing work. Call 0490 397 740, request a quote, or check the areas we service.
You get a clear, itemised quote. No vague hourly guesswork.
Common questions
Yes. High-visibility vests at all times, hard hats for any work above head height, and full PPE as standard — safety boots, safety glasses, hearing protection, long shirt and long pants. Our team is police-checked, carries $20 million public liability, works to a documented SWMS, and holds White Card and Working at Heights certification. Where a site requires Blue Cards, the crew we send holds them. Site inductions and contractor requirements are normal territory.
Yes — keeping fire hydrants, hose reels and access points clear of overgrowth and obstruction is a standing part of our commercial service, along with keeping air conditioning units, ramps, paths, driveways and parking clear and tidy.
Yes — gutter debris, leaf litter and everything we lift off the surfaces is bagged and taken away every visit, and wash water is managed to your site's requirements. Nothing gets left on site for your staff to deal with.
Every commercial client is on a recurring schedule managed by job-management software, so services never get skipped and seasonal work is flagged at the right time of year. You also get an ETA message before we arrive.
Yes. We carry $20 million public liability cover — double what most local operators advertise — and can provide certificates of currency, SWMS and licence documentation for property managers, facility managers and body corporates on request.
Commercial sites across Toowoomba and surrounds, from the city out to the surrounding towns within roughly 35km — north to Hampton, west to Oakey, south to Cambooya and east to Gatton.
Yes, and for most commercial sites that is the default rather than an accommodation. Car parks, entries, walkways and shopfronts are cleaned early, late or overnight so your customers and staff are not walking through wet work. Tell us your quiet window and we schedule to it.
Yes, and it is the single most common reason a body corporate or facility manager calls us. Algae and lichen on shaded walkways, stair treads and pool surrounds are a real liability exposure. We clean and treat the growth so it does not return in a month, and you get dated before-and-after photos for your records, which is what you actually need if a claim is ever made.
Yes. We will complete your contractor induction, work to your permit system, sign in and out, and comply with site-specific PPE and traffic management requirements. If your site needs a contractor management portal registration, tell us and we will get it done before the first visit.
Commercial washdown runoff is regulated, and Toowoomba Regional Council takes it seriously. Where the work involves degreasing a bin bay, a loading dock or a car park, runoff is contained and directed away from stormwater rather than allowed to run into a grate. Plenty of operators do not do this, and it is the site owner, not the contractor, who wears the consequences.
Retail and shopfronts, offices and medical suites, childcare centres and schools, strata and body corporate common property, industrial sheds and hard stands, hospitality venues and short-stay accommodation, and real estate agency rent rolls across Toowoomba and the Darling Downs.
Per job or per scheduled visit, quoted in advance, not by the hour. Larger sites and multi-site operators get a rate schedule so you can budget across a year. Call 0490 397 740 or request a site inspection.

Oh my goodness!!! Why didn't I do this ages ago? James and his team have made a huge difference to the front of my business and my house! I was worried that pressure cleaning would damage my paint but James's "soft wash" did a beautiful job. Thankyou!
