House washing starts at $495 inc GST. That is a soft wash of a standard single-storey home — render, brick or cladding, plus eaves, gutter faces and downpipes — at low pressure, using a treatment that kills the mould and lichen at the root rather than blasting the surface film off and leaving it to grow back within the year.

Roof cleaning starts at $880 inc GST, because a roof is a height job before it is a cleaning job. That covers a standard single-storey tile or metal roof, soft washed, with the gutters flushed of everything that comes down off it.

Driveway and path cleaning starts at $275 inc GST, for a standard concrete driveway and the path to the front door, run over with a surface cleaner so it finishes evenly instead of carrying wand stripes across it forever.

Those are starting points on straightforward properties. Two-storey work, steep or awkward access, and surfaces that have gone ten years without a wash all cost more — and we would rather tell you that while we are standing in your driveway than surprise you on the invoice.

Six things we look at when we quote

Surface areaThe biggest single factor. A small unit frontage, a standard single-storey home and a large rural shed are three very different amounts of wall, roof and concrete, and three very different amounts of time on site.

Height and accessSingle-storey reached from the ground with a water-fed pole is one job. A two-storey, a steep roof pitch, or a split-level on a Range block where the side gate is too narrow for the gear is another one entirely.

How bad it has gotA house washed two years ago rinses down quickly. Ten years of black mould, lichen and cobweb on a shaded south wall needs chemical dwell time and a second pass, and that is real time on the clock.

Surface typePainted render, raw brick, Colorbond, cement tile, terracotta, stencilcrete and exposed aggregate each take a different pressure, a different dilution and a different amount of care. Getting that wrong is what strips paint and etches concrete.

Where the water goesRun-off matters. A site close to a stormwater pit, a pool, established garden beds or a neighbour's boundary needs containment, cover and a proper rinse-down, and that has to be in the price rather than skipped.

What needs protectingSolar panels, air-conditioning units, security cameras, unsealed timber, sensitive plants and tired old window seals all get covered or worked around before anything is turned on. It takes time, and it is cheaper than the alternative.

Why the cheapest quote is often the dearest one

The gap between a $250 house wash and a $495 one is almost never the washing. It is the insurance behind the person on your property, whether they are trained to be up there at all, what is actually in the drum they are spraying on your render, and whether anyone comes back if it streaks.

Ask any quoting contractor three things: what your public liability cover is, whether you are trained for work at heights, and what chemical is going on my walls. We carry $20M public liability, Working at Heights and White Card, a current safety data sheet for every product we use, and a signed SWMS on every site. The crew are police-checked and Blue Card holders, which matters on childcare, school and strata work.

The other question worth asking is whether the price is fixed. An hourly quote means a job that runs long quietly becomes your problem. Ours is a firm price on the property — if it takes us longer than we thought, that is our problem, not yours.

Photos are often enough for a firm price on driveways, paths and straightforward single-storey homes. For roofs, two-storey houses, commercial sites and anything with awkward access we would rather come and look at it, which costs you nothing and means the quote holds.
