Toowoomba conditions
Toowoomba sits at about 700 metres on the Great Dividing Range. Fog, heavy dew and cool nights keep shaded paths damp for hours after the coast has dried out, so moss and algae return faster here than they do down the hill.
Red Ferrosol soil is the other half of it. The fine, iron-rich clay washes off beds and turf edges in every downpour and soaks into bare concrete, which is porous. The stain goes into the top few millimetres of the slab, which is why hosing does nothing.
Sealing is what stops it going straight back in. A sealed slab keeps the soil sitting on the surface, where the next wash takes it off. Worth reading should you seal your driveway before you commit to it, because on some slabs it is not worth the money.
Washdown runoff is regulated. Toowoomba Regional Council has rules about what goes into the stormwater system, so we manage runoff on site rather than letting it run to the nearest grate. How we do flatwork
Flatwork gets a rotary surface cleaner. It is a covered head with spinning jets that holds a constant distance and angle right across the slab, which is what gives an even finish from one edge to the other.
Clean flatwork with a hand wand and you get visible stripes and arcs wherever the operator's distance changed. That is the tiger-striping you see on cheap driveway jobs, and it does not come out afterwards.
Pavers get less pressure, not more. The jointing sand is what holds pavers stable. Blast it out and the driveway starts moving underfoot a year later, so the pressure comes down and the angle is managed. Where the joints are already depleted we can quote re-sanding.
Exposed aggregate needs a careful hand. The cement matrix sits between the stones, and too much pressure washes it out and loosens them. It also benefits more than most surfaces from concrete sealing once it is clean and dry.

What's included
Moss and black growth get treated, not just blasted off. What grows on the shaded southern side is biological, not dirt. If the colony survives the wash it starts again from where it left off, so we treat it as well as clean it and it has to start from nothing.
Oil gets called before we quote, not after. Fresh oil lifts with degreaser and hot water. Oil that has been soaking into a bare slab for years has migrated deep and will generally lighten a lot rather than disappear entirely. We will tell you which one you have got.
Most driveways take two to four hours and you do not need to be home. Runoff is managed on site, because Toowoomba Regional Council regulates what goes into the stormwater system. That is biological, not dirt, and it comes back fast if it is only blasted off. Shaded paths on the southern side of a Toowoomba house stay damp most of the year, so we treat those areas as well as clean them, killing the growth at the root so it starts again from nothing instead of from a surviving colony.
It is far less slippery afterwards, which is the point. Moss, algae and lichen on a damp path are a genuine fall hazard, and slip-hazard removal is a large part of why strata committees and commercial sites book this work at all. A cleaned and sealed driveway is not slippery, and modern sealers can be supplied with a fine grit additive if you want extra grip on a steep drive.
