How often should you wash your house in Toowoomba?

Most Toowoomba homes want doing every 18 months to two years. Some need it annually and a few can stretch to three. Your roof aspect, your trees and how much sun a wall gets matter far more than the calendar does.

Why here is different

Toowoomba is harder on a house than the coast

Sitting at around 700 metres on the edge of the Range gives this city a climate that suits mould and lichen very well. Cloud sits on the escarpment, mornings start foggy and stay damp, and walls that never catch direct sun can hold moisture most of the day for months at a time.

Then there is what is in the air. Fine red soil off the Downs, dust from cropping country and unsealed roads, gum blossom and pollen in spring, and jacaranda and ash leaf litter in autumn. All of it lands on the house and most of it feeds the growth already living there.

The practical effect is that the same house on the coast would last noticeably longer between washes. A two-year cycle here is closer to what a three-year cycle buys somewhere drier and flatter, which is why so many people are surprised by how quickly the south wall goes again.

None of that is an argument for washing constantly. It is an argument for washing on a sensible interval instead of waiting until the house looks bad, because heavy growth takes longer to treat, costs more, and has had time to hold moisture against your paint.

Which way it facesSouth and south-east walls get the least sun and stay damp longest, so they go green first and worst. North-facing walls on the same house can look fine for twice as long.

How it was cleaned last timeA soft wash that killed the growth at the root buys you far longer than a pressure wash that only removed the colour. If your last clean was back within a year, that is usually why.
What the house is forA short-stay rental photographed for listings, or a business people walk past daily, is on a shorter cycle than a home you simply live in. Presentation is doing a different job there.

Reading your own house

The signs you have left it too long

Go and stand at the shaded side of the house and look closely at the wall. Faint grey speckling means you are due in the next few months. Distinct black spotting means you are due now. Raised crusty patches you can feel with a fingernail are lichen, which has a root structure into the surface and needs treating rather than washing.

The other giveaways are vertical streaking below gutter joints and downpipes, a dark tide line along the bottom metre where soil splashes up, and window frames that have gone chalky and grey. If you are running a finger down the wall and it comes away dirty, the house is carrying a film that rain is no longer shifting.

The cheapest cycle is the one that never lets it get bad. A house done every couple of years is a straightforward soft wash. The same house left for eight years needs chemical dwell time, a second pass and sometimes a compromise on what can be recovered, because the growth has been holding moisture against the paint the whole time.

What is the honest average for Toowoomba?

Every 18 months to two years suits most homes in town. Houses under heavy tree cover, up the Range, or with a lot of permanently shaded wall are better on an annual cycle. An exposed, sunny, single-storey brick home on an open block can often go three years without looking neglected.

Is there a best time of year to do it?

Spring and autumn are the easiest conditions to work in and give the best result, because walls are not baking and the solution gets the dwell time it needs. It can be done year round, though. If anything, going into summer storm season with clean gutters and a clean roof is worth more than the timing of the walls.

Does washing it actually protect the paint?

Removing growth removes something that holds moisture against the coating and keeps it damp, which is not doing your paint any favours over years. That is a sensible reason to keep on top of it. We will not put a number on how many extra years it buys, because that depends on your paint, your walls and your weather.

Can I just do the side people see?

You can, and we will quote it that way if that is what you want. Be aware the shaded side is usually the dirty one, so cleaning only the street frontage leaves the growth that is actually causing the problem to keep spreading. Most people find doing the lot is barely more, because the setup is the same either way.

Should the roof be done at the same time?

Roofs run on a longer cycle than walls, so they do not need doing every time. When they are due it makes sense to combine them, because most of the cost of any visit is getting the gear on site and set up, and a roof wash should be followed by a gutter clean anyway.

What does it cost to keep on top of?
